Landlords Gas Safety Check & Certificates (CP12)

By law, landlords must have gas appliances they own in properties that they 'let', checked for safety by a Gas Safe registered installer, once every twelve months. Safety checks will ensure that the appliances are working effectively, and guard against the dangers of carbon monoxide. Around 30 people die each year from carbon monoxide emissions due to poorly installed or badly maintained gas appliances.

 

A landlord is responsible for the safety of any tenants and must ensure that gas appliances, fittings and flues provided for tenants use are safe. Tenants
should insist on seeing a current gas safety certificate, which will show that
the appliances have been checked for safety by a Gas Safe registered installer.
By law landlords must ensure that these gas safety inspections, which check that appliances are working correctly and help guard against the dangers of carbon monoxide poisoning, are carried out every year.

 

Landlords who ignore the law can be prosecuted and can often face a hefty fine or even imprisonment.
